It’s a great time to put your home on the market! Though the residential real estate market is heating up again, there are additional factors that affect a property’s value beyond the current market conditions. Though these may be common knowledge to some, there are often misconceptions among homeowners. Here’s a few we’ve learned over the years:

Factors that affect property value:

1. Location, location, location!
School districts, proximity to amenities and points of interest in the area along with the overall neighborhood/community greatly impact the value of the home. In addition, the type and size of lot and location of the home within the neighborhood can add or decrease the value of the property.

2. Condition, maintenance and cleanliness as well as proper upgrades and renovations have a great impact on the value.

Some factors that do not affect value:

1. What the owners paid when they purchased the home
2. Every improvement made does not always increase value
3. How motivated the homeowner is to sell
4. Decorating Style.
Though paint colors and decor do not directly affect the value of the home, updates and
improvements to the overall style and appearance of the home can attract buyers and influence their decision.

Determining the selling price takes both experience and market knowledge.

Why You Should Consider Renting Your Home

You're ready to sell your home. It's a key piece in the home ownership cycle. You buy a home, it appreciates over time and then you sell it and buy a bigger and better home. It's what your parents did; it's what their parents did. The real estate market is like a giant game of musical chairs. While the music is playing, homes are bought and sold while families move from home to home. When the music stops, we must "pause" - we cannot move. Right now, for some, the music has stopped.

The money you have in your home is also suspended. You can't get your equity or sell your home until the music starts playing again. In the meantime, you need a solution that will bridge that gap.
The best solution is to rent your home.

First and foremost, renting your home will prserve your asset. Your home is your largest asset and preserving it should be a top priority. You don't have to sell your home in a tough market. Odds are you won't get the number in your head that represents what your home is worth. Renting your home frees up some debt. Renting allows you to get out of neutral and move forward. After a year, the rent itself becomes income.

Your tenant will move into your home, care for the landscaping, add some personal touches, meet the neighbors, get the kids involved in local activities, all while paying your bills and establishing themselves. After a year or two of this they decide they love your home and want to stay. Your tenant becomes your buyer.

And that is who today's renter is! They are just like you - on "pause" because their music stopped playing. They can't get a loan because they have their own mortgage and other debts to pay. Banks aren't lending money the way they used to so yesterday's buyer is today's renter. Today's renter becomes your next homebuyer.

The home buying paradigm shift has affected everyone. NO ONE bought their home expecting to rent it someday. You may have been turned down for loan or tried to sell your home and been told "No." The same goes for the person who wants to rent your home. You can help others and help yourself move forward while the music has stopped by renting your home. Someone wants to live in your home but just can't afford to buy it right now.

We are all in this together. Renting your home will give you a jump-start on the market once the banks start lending again, when the market changes and more people can afford to buy homes again. In the meantime, renting will help you, your family and others just like you to move forward and find an open chair until the music starts playing again.
